Position Title:
Tender Architect
- The Tender Architect within My Shrine Studios’ Architecture department. The Tender Architect is instrumental in managing tender processes, specializing in block plan layouts, overseeing document management, and ensuring accurate information and costings are seamlessly transferred to the sales, project, and contracts departments, collaborating closely with various departments, and reporting directly to the Head of Architecture.
Key Responsibilities:
Tender Process Management:
- Lead and oversee tender processes, preparing and managing documentation, ensuring compliance with regulations, and coordinating tender submissions.
Block Plan Layouts:
- Specialize in creating and optimizing block plan layouts for projects, focusing on efficient land use, circulation, and zoning requirements.
Coordination with Sales, Project, Design, and Contract Departments:
- Work closely with sales teams to transfer accurate information and costings from tender submissions to sales pitches and contracts. Collaborate with project and design teams to incorporate block plan layouts into project designs. Liaise with the contract department to ensure alignment between tender proposals and contract requirements.
Document Management:
- Oversee the comprehensive document management related to tender processes, ensuring accuracy, version control, and accessibility of necessary documents throughout the tender submission phase.
Client Collaboration:
- Engage with clients to understand their project requirements related to block plan layouts. Present proposals, ensuring alignment with client objectives and regulatory standards.
Compliance and Regulations:
- Ensure block plan layouts adhere to local regulations, zoning codes, and planning policies. Liaise with authorities to obtain necessary approvals and clearances.
Coordination and Communication:
- Collaborate effectively with internal and external teams, including architects, designers, sales, design, project, and engineers, to incorporate block plan layouts into project designs. Facilitate communication to ensure seamless integration of layouts.
Quality Assurance:
- Ensure the quality and accuracy of block plan layouts, overseeing revisions and modifications as required to meet project needs and comply with regulations.
Cost Estimation and Budgeting:
- Assist in estimating project costs based on block plan layouts, collaborating with the finance department to ensure accuracy in cost estimation and budgeting for tender submissions.
Risk Assessment and Mitigation:
- Identify potential risks associated with block plan layouts and tender submissions. Develop mitigation strategies to address identified risks effectively.
Maintaining Construction Costs for Accurate Pricing:
- Regularly update and maintain construction costs, ensuring accurate pricing information available for the sales department. Collaborate closely with the finance or costing department to ensure the accuracy and relevance of cost data used in pricing for tender submissions and sales pitches. Analyse and interpret cost data to provide insights into cost-saving opportunities and competitive pricing strategies, aligning with project objectives and market trends.
Qualifications:
- Bachelor’s or master’s degree in architecture or urban planning from an accredited institution.
- 4 years of experience specializing in block plan layouts and tender processes.
- Proficiency in architectural software and tools (AutoCAD, SketchUp, software, etc.).
- Strong knowledge of local building regulations, zoning codes, planning policies, and construction processed and costings.
- Excellent communication and presentation skills for effective client interactions and team collaboration.
